What you're actually paying for

You're paying for the time it takes to do this properly, and for someone who knows what he's looking at. I built houses for the better part of two decades before I started inspecting them, so when I'm in your crawl space or up on your roof, I'm not ticking boxes, I'm reading the building the way the people who put it together did.

When I'm done, I'll walk the home with you and your agent and talk through what I found, the general shape the house is in, what needs attention now, and what's just normal wear. Bring every question you've got; that walkthrough is the best part of the day.

Where it helps, I'll back things up with a thermal camera that picks up moisture and missing insulation, and a drone for roofs that are too steep or too fragile to walk. Your digital report, photos and all, lands in your inbox the same day.

What We Inspect

Roof and Coverings

Roof coverings, drainage systems, chimneys, plumbing stacks, flashings and skylights. We prefer to walk roofs, but use a drone for high-res pictures and 4K video when a roof is too steep.

Attic and Ventilation

The type and depth of insulation, full coverage of the conditioned space, and any ventilation issues.

Structure

The visible foundation, crawl space or basement.

Exterior

Siding, brick and exterior wall coverings, driveways, patios, walkways, plus grading and drainage.

Interior Rooms

Cabinets, drawers, interior doors and windows checked for functionality, looking for what is damaged or unsafe, not cosmetic defects.

Kitchen and Appliances

All built-in appliances, microwave, range hood, cooktop, range, oven and garbage disposal, checked to ensure they operate.

Bathrooms

Leaking faucets, running toilets, slow-draining tubs and extraction fans.

Plumbing

Interior and exterior faucets for operation and leaks, sinks and drains, correct traps, and the water heater for function, leaks and installation.

Heating and Air Conditioning

All heating and A/C systems (built-in, not window units), vents, flues and ducts, and yes, the age of your A/C unit goes in the report.

Electrical Systems

The service entrance, branch circuits, outlets, lights, fans and GFCIs.
