Nobody hands you a manual when you buy your first house. You're excited, a little overwhelmed, and suddenly people are throwing around words like "option period" and "TRR" as if you've done this before. The inspection is the part where you finally find out what you're actually buying, so let's walk through how it works, in plain English, whether your house is in Oklahoma City, Edmond, Norman or anywhere in between.
What is a home inspection?
It's a top-to-bottom look at the bones of the house, the roof, structure, plumbing, wiring, heating and cooling, and everything in between. It isn't pass/fail, and it isn't an appraisal that puts a dollar value on the place. It's one person telling you, straight, what kind of shape the home is in before you're committed to it.
What does a home inspection cover?
A standard inspection looks at every major system in the home, including:
- Roof and coverings, shingles, flashing, chimneys, plumbing stacks and skylights
- Structure, the visible foundation, crawl space or basement
- Exterior, siding, brick, driveways, walkways, grading and drainage
- Attic and ventilation, insulation type and depth, and ventilation issues
- Plumbing, faucets, drains, traps and the water heater
- Electrical, the service entrance, branch circuits, outlets, fixtures and GFCIs
- Heating and air conditioning, the systems, vents, flues and ducts
- Kitchen and built-in appliances, and bathrooms for leaks and functionality
Specialty add-ons like sewer scopes, well and septic inspections, and mold or indoor air quality testing go beyond the standard inspection to catch problems a visual inspection can't. You can read more on our services page.
What does a home inspection cost in Oklahoma?
My pricing is based on the home's square footage, and you'll have the exact number before you book, no surprises tacked on afterward. Standard home inspections start at $325. The full breakdown, including add-ons like a sewer scope or septic check, is on the pricing page.
What happens on inspection day?
You're welcome to attend, and we encourage it. A typical inspection takes two to four hours depending on the size and age of the home. At the end, we'll walk you and your agent through the report, explain the general condition of the home, and point out any issues we found. It's the perfect time to ask questions about anything you're concerned about.
What about the report?
You'll receive a fully digital report with plenty of photos, delivered the same day. Every finding is clearly described and prioritized, so you can tell the difference between a minor maintenance item and something that needs immediate attention. And our relationship doesn't end when the inspection does, call us anytime with questions about your report.
