I came up building houses, not sitting behind a desk, so I know where the trouble tends to hide and what's genuinely worth worrying about. I won't rush you, and I won't bury a real problem under a hundred cosmetic ones.

Plan on two to four hours, depending on the size and age of the house. I'd rather take the extra time and get it right than be in and out in ninety minutes. If you want to meet me there at the end, I'll walk the place with you and explain what I found.

Full home inspections, plus the specialty checks a standard inspection doesn't cover: sewer scopes, well and septic inspections, and mold and indoor air quality testing. Bundle them with your inspection and I'll handle everything in one trip.
Not at all, but you're welcome to. Most people come by toward the end so I can show them what I found in person and point out things like the main water shutoff while we're standing in front of it.
Every accessible system, written up in plain English with photos. Findings are sorted by what's a safety issue, what needs attention soon, and what's just routine upkeep, so you can tell a real problem from a nitpick at a glance.
I built houses for eighteen years before I ever inspected one, north of a hundred of them from the foundation up. That means I'm not reading a checklist, I'm recognizing the same problems I used to fix. And I've got no repair business on the side, so there's nothing for me to upsell you.
